While green space doesn't need to be contiguous, the board emphasized that access should be provided for all lots within the new subdivision.

Beyond the Crestfield Avenue proposal, the board took time to clarify requirements for green space, tree planting (specifically street trees along Crestfield Avenue), and stormwater management. This discussion provided valuable insight into the town's evolving development standards, marking a shift as staff noted this is "the first major subdivision that we’ve reviewed to require [green space and street trees]." A brief update was also provided on the Ulterra project, which has seen a standstill in communication for six weeks due to shifting economic conditions. The board anticipates needing a 60-day notice to schedule the project with the Town Council, indicating potential delays in that development.

Importantly, no formal vote was taken on the Crestfield Avenue subdivision plan. Instead, the board offered constructive feedback to staff (Ricky) and expressed confidence that the developer could address concerns related to green space requirements. Board Member stated, "I recommend to move forward...with ricky's comments we’re all good to go." There were no public comments received or scheduled for this meeting.

Looking ahead, several key action items have been identified. Staff will work closely with the applicant to revise the plan and prepare a preliminary plat for review at the February 5th/6th meeting. Verification of sewer access easement acquisition is also a priority for staff. Board members are encouraged to review any further comments or concerns before the February meeting, ensuring a well-informed discussion. Finally, staff will continue to monitor the Ulterra project and provide an update at a future meeting. This ongoing review process ensures that new developments align with Woodfin's vision for sustainable and responsible growth, ultimately impacting the quality of life for all residents.
