The Planning Board of Adjustment convened on October 7, 2025, with all members present except for Mr. Young. The meeting focused primarily on two key zoning matters impacting residential development within the community, ultimately resulting in unanimous approvals for both proposals. The agenda was approved without issue, setting the stage for discussions that will directly influence future development in our town.

The most significant decision of the evening was the approval of a rezoning request for the property located at 1 View Street. Currently zoned for Community Shopping (CS), this parcel will now be rezoned to R7, a residential designation. This change aligns with the town’s Future Land Use Map, which designates this area for residential use. Board members noted that the current zoning doesn't accurately reflect the existing neighborhood, which includes a mobile home park and apartments. The applicant intends to construct either a single-family home or duplex on the property, options currently prohibited under the existing CS zoning. Robert Weed of 67 Wild Cherry Road spoke in support of the rezoning, and while parking and driveway depths were briefly discussed, the board ultimately agreed that the change would better serve the residential character of the area. The approved rezoning will now be forwarded to the Town Council for a public hearing tentatively scheduled for November 18th, providing residents an opportunity to voice their opinions on this matter.

The board also unanimously approved a modification to the conditional zoning for the Charter Mountain development, a large-scale project encompassing 300 single-family and duplex homes. The modification involves reducing the required front setback from 25 feet to just 10 feet for homes with attached garages. Staff recommended this change, arguing it would provide greater design flexibility for the developer and better meet current market demands. Board members acknowledged that this adjustment would allow builders to respond more effectively to topographical challenges and evolving design preferences. The applicant, Charter Mountain, is required to submit a survey to staff following the approval.

Beyond these major decisions, the board briefly discussed upcoming meetings and confirmed that minutes from a previous meeting will be distributed shortly. A calendar for the Planning Board in 2026 is planned to be shared closer to Thanksgiving. Overall, this meeting demonstrated a commitment to aligning zoning regulations with the town’s future land use goals and responding to evolving market conditions. Residents are encouraged to attend the Town Council hearing on November 18th to learn more and share their perspectives on the rezoning of 1 View Street.
