The rezoning will allow for the creation of 17 single-family lots, a development plan that includes a new road (Road A) connecting to Old Marshall Highway. The board’s approval came with a key condition: the implementation of street trees along Road A, ensuring a visually appealing and environmentally conscious addition to our neighborhood. Developers emphasized the rezoning was necessary to accommodate essential infrastructure like sewer connections and create viable, buildable lots. Beyond the rezoning, Theresa Buckwalter from Transportation Planning and Design presented a comprehensive overview of the "Woodfin Together" Comprehensive Plan. This plan, developed through extensive community engagement and a structured vision-goal-policy framework, aims to guide Woodfin’s future development. Buckwalter highlighted the plan's core vision, encompassing a livable pattern of growth, sustainable practices, diverse transportation options, effective local government, and opportunities for residents to thrive. The presentation underscored the importance of continued community involvement in shaping Woodfin's future, and residents are encouraged to review the draft plan online and provide feedback.
Notably, there were no public comments submitted for this meeting. While the board discussed the possibility of adding a sidewalk along Old Marshall Highway, it was ultimately deferred pending consideration of developer feasibility.
Looking ahead, several action items emerged from the meeting. Ariel Rainier, representing the developers, will collaborate with town staff to finalize a detailed street tree plan for Road A. The Planning Board is scheduled to revisit the Woodfin Comprehensive Plan on November 21st, with a potential final adoption by the Town Council anticipated in December or January. Residents are strongly encouraged to engage with the Comprehensive Plan process, providing valuable input that will shape Woodfin's future.
