On February 24th, the Board of Adjustments (BOA) convened to discuss several key issues impacting our community. The meeting, attended by all board members, focused primarily on zoning matters and explored emerging trends like the growing popularity of "glamping" experiences. A significant portion of the meeting centered on a proposal by Jack Carrier, owner of Dog Tag Art, to establish a high-end "glamp ground" at 9999 Old Lester Highway. Carrier presented a detailed master plan for the property, envisioning a phased development over three to five years that could eventually include more permanent structures. The board engaged in a thorough discussion regarding the proposal, clarifying that while zoning regulations don't specifically address "glamp grounds," the project would be evaluated based on standards typically applied to hotels and motels, considering factors like service provision. Following a robust discussion about septic system arrangements – exploring options from sharing an existing system to installing a new one – the Board ultimately voted to approve the Special Use Permit for the glamp ground, contingent on meeting all general special use permit requirements. Land Resource Management is currently conducting an evaluation of the septic system capacity to ensure compliance.

Beyond the glamp ground proposal, the board addressed two variance requests concerning properties on Apple Lane. These requests sought to address encroachment upon required side yard setbacks for the construction of two-family dwellings. However, due to the absence of applicants at the meeting, both variance requests were postponed and will be revisited at the next Board meeting. Residents with questions or concerns about these properties are encouraged to attend future meetings.

The board also revisited procedural matters, reaffirming guidelines for public comment during meetings – emphasizing the importance of signing up with the town clerk and adhering to a three-minute time limit per speaker. A forward-looking discussion was held regarding streamlining meeting logistics, with the board exploring options for transitioning to electronic distribution of agendas and packets. Staff will investigate this further, potentially utilizing tablets for board members to access information more efficiently and reduce paper usage.
