Woodfin Board of Commissioners Meeting Recap: July 20, 2021
On Tuesday, July 20th, the Woodfin Board of Commissioners (BOC) convened a meeting focused on critical issues facing our town, including zoning and development, financial matters, and infrastructure improvements. The meeting included a robust public forum where residents voiced their concerns and opinions, followed by deliberations and decisions on key town matters. This recap highlights the major outcomes of the meeting and outlines what residents can expect moving forward.
A significant portion of the discussion centered on zoning and development, particularly within the Mountain Village District. Residents expressed considerable concern about potential changes to zoning regulations that could lead to increased density and impact Woodfin's cherished natural beauty, particularly along the French Broad River. Concerns were also raised regarding potential traffic congestion and strain on our existing infrastructure. The board acknowledged these concerns, recognizing the importance of balancing growth with preserving Woodfin’s unique character. Following a recommendation from the Planning Board, the board approved the rezoning of the Sourwood Inn property to R43 conditional zoning. This approval, while proceeding as recommended, underscored the ongoing dialogue surrounding development within Woodfin.
Beyond zoning, the board received a positive update on the town's financial standing. Town officials reported a healthy fund balance and strong sales tax revenue, providing a solid foundation for future investments. Discussions also touched on the potential use of American Rescue Plan funds, with stormwater management improvements identified as a possible priority. The Public Works department provided an update on ongoing projects, including the mapping of our town’s stormwater system. Due to ongoing microchip shortages impacting vehicle availability, the board discussed exploring contracting out snow removal services – a move aimed at ensuring reliable winter road maintenance for residents. A resolution was also approved to formalize procedures for handling closed session minutes, enhancing transparency within the board's operations.
The public forum was a significant feature of the meeting, providing residents with an opportunity to directly address the board. Speakers passionately voiced their concerns about lax zoning standards, potential flooding risks associated with new developments like The Bluffs, and the overall impact of development on Woodfin’s quality of life. A recurring theme was a desire for greater transparency and increased opportunities for public input in zoning decisions. Board members responded by acknowledging these concerns and emphasizing their commitment to addressing them, highlighting the need for improved communication with residents.
Looking ahead, several key action items emerged from the meeting that will directly impact Woodfin’s future. The board committed to a thorough review of existing zoning ordinances, particularly those pertaining to the Mountain Village District. Importantly, the town will begin work on a comprehensive plan with assistance from Gerald Green, providing a long-term vision for Woodfin’s growth and development. Public Works will move forward with mapping the town's stormwater system, while efforts continue to recruit a Project and Facilities Manager. Finally, the board will explore options for contracting out snow removal services to ensure reliable winter road maintenance. Residents can find more detailed information, including the full meeting transcript and related documents, on the Town of Woodfin's website.
This meeting demonstrated a clear focus on balancing growth and preserving the character of Woodfin, while addressing critical infrastructure needs. The ongoing discussions around zoning and development will continue to be a priority for the Board, and residents are encouraged to stay informed and participate in shaping Woodfin’s future.
