Planning Board of Adjustment Meeting Recap: Addressing Future Development in Woodfin
The Woodfin Planning Board of Adjustment held a meeting on June 2, 2026, focusing primarily on two significant issues impacting the future of our town: a rezoning request and an amendment to the Comprehensive Land Use Map (Comp Plan). This meeting provided valuable insights into how Woodfin is preparing for potential changes and seeking community input on future development.
A key decision made during the meeting was the unanimous recommendation to the Town Council to amend the Comprehensive Land Use Map. This change stems from a surprising development: the impending closure of the state-owned correctional facility located at the end of Canoe Lane, past the County Training Facility and AB Tech. Currently designated as "Institutional" on the map, three parcels (2988, 2990 & 2992 Riverside Drive) will be redesignated as “Cluster Residential” to better align with the surrounding area and provide a framework for potential redevelopment. The Board also voted to include the correctional facility site in the list of areas designated for a Small Area Plan, ensuring focused public engagement and visioning as plans move forward. A crucial condition attached to this recommendation is the requirement for archaeological research before any development decisions are made, acknowledging concerns about potential historical significance and resources on the property.
The discussion surrounding the Comp Plan amendment was extensive, with Board members exploring various possibilities for the site. Ideas ranged from mixed-use developments similar to the mill redevelopment, to repurposing existing buildings. Concerns were raised regarding potential traffic impacts and the need for thorough environmental assessments, particularly concerning asbestos and lead paint. Notably, resident Len Deal voiced concerns about potential environmental hazards and urged consideration of the site's historical significance, specifically mentioning the possibility of Cherokee burial grounds. He also advocated for dedicating a portion of the land as a public park, reflecting a desire to preserve green space within our community. Staff emphasized that the amendment only affects the land use designation on the map, providing a guiding framework for future development.
Beyond the Comp Plan discussion, the Board also addressed a rezoning request to change a 0.19-acre parcel on Riverside Drive from Commercial Shopping (CS) to Residential 7 (R7). Due to financing challenges faced by the applicant, this request was unanimously approved for continuation until the July 7th meeting.
Looking ahead, several key action items emerged from the meeting. The Planning Board will forward its recommendation regarding the Comprehensive Land Use Map amendment to the Town Council for their consideration. The rezoning request will be revisited on July 7th. Importantly, the Town is actively seeking a volunteer to fill an open position on the Board; interested residents are encouraged to contact Town Hall. Finally, please note that Town Hall will be closed on June 19th (Juneteenth) and July 3rd (Independence Day).
