The bulk of the meeting involved hearings for three property tax appeals. In the case of Be Safe, Sardis Road LLC (a self-storage facility), after reviewing updated square footage information provided by the appellant, the Board approved a revised assessment. Another appeal from Be Safe concerning a climate-controlled self-storage facility on Hendersonville Road resulted in an increase of the assessed value from $5.1 million to $6.5 million, correcting a classification error that had initially undervalued the property. Finally, an appeal from Lakota Ardenton, PA (an attorney’s office) regarding business personal property taxes was heard and ultimately upheld by the Board, affirming that the initial assessment adhered to state guidelines.

Looking ahead, several action items emerged from the discussions. County Representative Joseph Turner will revise the notice for Be Safe, Sardis Road LLC to reflect the updated square footage and reassessment. Furthermore, county staff will be re-evaluating other properties currently classified as "C" model self-storage facilities to ensure accurate classifications and valuations. Board members will also be kept informed regarding the potential impact of Senate Bill 474 on the reappraisal moratorium.
