Justin Coulter from Gordon Road Capital emphasized that the development aims to provide much-needed "missing middle" housing – a blend between single-family homes and apartments – addressing the region's current housing shortage. Warren Suggs detailed modifications made to the site plan based on previous feedback, including adjustments to wall placement, fencing, and playground location.
While no public comments were received during this meeting, the discussion did reveal some concerns from Board members. One member highlighted the absence of a planned crosswalk, reminding everyone that the Board’s responsibility is to evaluate the application based on its merits, not necessarily address broader housing needs. Despite this concern, the Board appeared generally receptive to the project and the developer's willingness to collaborate. The developer reiterated their commitment to working with the community and addressing any concerns raised, including a willingness to explore installing a crosswalk if recommended by the North Carolina Department of Transportation (DOT).

The developer will investigate the feasibility of a crosswalk with DOT, and county staff will continue to coordinate with the developer and relevant agencies to resolve any outstanding issues. The Board of Adjustment will continue its review process, potentially scheduling further hearings as needed to fully evaluate the application.
The Emeroen Townhomes project, if approved, could significantly impact Buncombe County by adding a substantial number of housing units and potentially addressing the ongoing regional housing shortage.
