On April 5, 2021, the Planning and Zoning Board of Appeals (PZBOA) held a meeting to continue discussions regarding a proposed mixed-use development on an 82-acre parcel in Woodfin. This project, spearheaded by developer Mr. Holdsworth, aims to create a vibrant community with apartments, potential hospitality venues, restaurants, office spaces, and light retail. A key point of contention revolves around a request from the developer to exceed current height restrictions, allowing buildings up to 55 feet tall – significantly higher than the standard limit of 35 feet. The primary focus of the meeting was a debate surrounding the scope of the Conditional Use Permit (CUP) required to approve the height increase. The board acknowledged that a complete traffic impact analysis is currently underway, but not yet available for review.

There was no opportunity for public comment during this meeting; the board decided to postpone a public forum until later in the process. This decision means residents will have a chance to voice their opinions at a future hearing, but it also means that initial deliberations are taking place without direct community input.

Looking ahead, several key action items have been identified. The PZBOA will continue the hearing at a later date, allowing for further discussion and consideration of all evidence. The developer is required to complete a comprehensive stormwater analysis, addressing potential impacts on the French Broad River. Crucially, the traffic impact analysis will need to be finalized and presented to the board for review. Ultimately, the PZBOA must decide whether to grant the Conditional Use Permit allowing the taller buildings, a decision that will significantly shape the future of development in Woodfin. Residents can expect further updates as these analyses are completed and the hearing continues, providing a more complete picture of how this project will impact their community.
