Planning & Zoning Commission Meeting Recap – July 18, 2024

A tentative date of September 19th was set for a special meeting to specifically address potential text amendments regarding fence regulations. Additionally, the committee recognized that legislative updates need to be prepared and brought forward for discussion at the October meeting. The departure of Sally was also noted, prompting a discussion about reassigning her responsibilities related to hazard mitigation planning and transportation objectives. Julie Shellhead will now be examining the hazard mitigation plan, while a decision on assigning a commission member to transportation objectives was deferred until the October meeting.
Community input was limited but valuable. A former commission member, Mr. Burns, expressed appreciation for the conservation presentation and acknowledged Montreat’s existing efforts. A resident also shared an observation of a bobcat on their property, serving as a reminder of the rich local wildlife that Montreat aims to protect.

Several key action items emerged from the meeting, shaping Montreat’s planning priorities in the coming months:
- Conservation Coordination: Kayla and Bill will coordinate with the zoning administrator regarding an open space preservation plan.
- Signage Ordinance Review: Dan will follow up with Bill and Kayla to determine a date for the Signage Ordinance Subcommittee meeting.
- Legislative Updates: Staff will prepare legislative updates for discussion at the October Commission meeting.
- Fence Regulation Review: A special meeting is tentatively scheduled for September 19th to discuss potential changes to fence regulations. Residents are encouraged to stay informed and participate in this process.
- Land Care Committee Engagement: Commission members are encouraged to consider attending Land Care Committee meetings and reporting back to the Planning & Zoning Commission.
