On January 16, 2025, the City’s Design Review Committee convened to evaluate proposed projects impacting key areas of our city: downtown, the riverfront, and a newly designated hotel overlay zoning district. The committee began by formally approving the minutes from their September 19, 2020 meeting. The bulk of the discussion centered around two significant projects: a new Holiday Inn Express hotel planned for 156 Sweetin Creek Road, and exterior renovations to the Davis Moore Healthcare Practice at 191 Biltmore Avenue. Both projects received approval, albeit with conditions for the Holiday Inn Express. The Davis Moore Healthcare Practice renovation also sparked discussion, particularly regarding the removal of arched window features and their replacement with solid material. A public commenter suggested extending the proposed sidewalk widening along Biltmore Avenue, highlighting the need to improve pedestrian flow. Another praised the committee's focus on landscaping and encouraged consideration of more sustainable plant options.
What Happens Next?
Several key action items emerged from the meeting, directly impacting these projects and our community. The applicant for the Holiday Inn Express has been tasked with revising their design to address the committee’s concerns about the retaining wall, port cocher, and landscaping. They will need to submit a revised plan demonstrating these changes. The Davis Moore Healthcare Practice applicant will confirm whether the proposed fenestration change constitutes an increase in non-conformity. Finally, City staff will investigate the feasibility of widening the sidewalk along Biltmore Avenue to accommodate increased pedestrian traffic, responding directly to community feedback.
